Navigating Contract-to-Close

When you're selling a home and receive an offer you're eager to accept, that's definitely cause for celebration! Still, on our end, the work is just beginning. Here's a quick rundown of what you can expect my team and I to be completing "behind the scenes" as we move toward the settlement table:

CoMMUNICATION

Of course, one of our primary functions during this process is facilitating the communication among all parties, including the buyer's agent, the lender, the inspector(s), the title company, and more. We'll also reach out to other agents who planned to show the home, to let them know it's now under contract. Count on us to ensure everyone (including you!) is kept in the loop at all times.


CONTINGENCIES & REPAIRS

More often than not, either the home inspector's findings or the buyer's own eyes guides them to request certain repairs be made, some of which may hold up or nullify the deal if they aren't completed. Our team will coordinate this process with you, ensuring all deadlines are met and the transaction continues to progress smoothly.


DOCUMENT COORDINATION & VERIFICATION

We'll make sure that all parties receive the documents they're supposed to get - this might include homeowners' association or condo association documents, mortgage application verification, title, closing disclosures, invoices and receipts from home repair contractors, and more. We'll also continuously check in with the buyer's agent to make sure everything is moving along on their end.
